  HOW WE BUILD 'EM AT ELIZABETH PARK
  1. HST, where applicable, to be included in the price with the rebate assigned to the vendor.
  2. The vendor providing all permits.
  3. Foundation to be poured concrete.
  4. Vendor to provide location certificate and survey. Exterior walls to be 2" x 6 studs with R-20 fiberglass insulation. Exterior (studded only) basement walls to be insulated. Ceilings to have R-31 cellulose insulation.
  5. Exterior walls to be 2" X 6" studs with R-20 fiberglass insulation. Exterior studed only based walls to be insulated. Ceiling to have R-31 cellulose insulation.
  6. Exterior to be vinyl siding, color to be chosen by purchasers from vendor's suppliers selection.
  7. Trim as per Builders specifications.
  8. Soffit to be white vinyl, fascia to be aluminum, white in color.
  9. Roofing to be asphalt shingles (20-year warranty) over 5/8" plywood. Color to be chosen by purchaser from vendor's selection.
  10. Patio deck with railing to be constructed of pressure treated lumber, measuring 8 x 10 feet, with stairs to land grade.
  11. Double paved driveway to be 20 feet by 20 feet or 400 square feet with concrete walkway to front entrance. Precast front step.
  12. House to be built using 1/2" gyproc on all walls and ceilings.
  13. Roof trusses to be factory built.
  14. Six mil poly vapor barrier to be used.
  15. Electrical system to be 200 amp breaker system for single family homes.
  16. Heating system to be electric baseboard radiation.
  17. Interior doors, closet doors and trim to be colonial style. All closets to have shelves and rods.
  18. Exterior electrical outlets to be located at both front and rear of house.
  19. Front door to be 1 /2 French style Patio door to be full French style Basement door to be solid core steel. Front door & basement door to be 3' x 6'8".Patio door to be 2'8" x 6'8".
  20. Front of property to be sodded and rear yard is to be rough graded.
 
  1. Purchaser has choice of 4 (four) paint colors (including trim) from vendor's selection, (white being a color). One primer coat, and one finish coat. Dark colors are extra.
  2. Windows to be solid vinyl casement style.
  3. Hot water tank to be 40 gallon.
  4. House to be sheathed with 3/4" T & G matched board. Floors to be 5/8" T & G plywood (nailed and screwed down) No particular board.
  5. Kitchen cabinets and vanity allowance's based on floor plan (Including taxes and installation.) Installation by supplier.
  6. White range hood to be installed by Builder. (included in purchaser's fixture allowance).
  7. Counter top color to be chosen by purchaser from vendor's selection.
  8. Flooring allowance is based on floor plan including taxes and installation. Installation by supplier. Please note: Ceramic tiles require extra cost sub-floor.
  9. Fixture allowance, (includes all lighting fixtures and bulbs, rang hood, doorbell and smoke detectors) ) including taxes and installation.
  10. Exterior water taps to be installed at front and rear of house.
  11. Full, one piece tub enclosure (white in color).
  12. Vendor to supply and install heat exchange ventilation system.
  13. Double stainless steel kitchen sink to be supplied and installed by Builder.
  14. Oak railing to be installed as per plan.
  15. Dryer electrical outlet, vent outlet, and hot and cold water taps to be installed in laundry area of basement.
  16. House to be registered under the 7 year Atlantic New Home Warranty.
  17. House to be built as per the National Building Code of Canada.
  18. Where a garage is included, it shall be taped and have one coat of plaster only, unless otherwise agreed.
  19. Two maple trees included, to be planted on front lawn.
  20. Round corners to be included, where applicable & at the Builders discretion, in all houses.
